What I looked at this week
Sample text. This is where you write what you actually walked through or ran the numbers on: the address neighborhood, the ask, what was wrong with it, and what you think it's really worth. Two or three paragraphs. Your voice is the whole product — do not sand it down.
The numbers
Sample text. Purchase price, rehab estimate, rent you could actually get, and the cash-on-cash you'd end up with. Be specific and be honest about the assumptions. Readers stay for the person who admits when a deal doesn't pencil.
What I'd do
Sample text. Say whether you'd buy it, and why, in one sentence. Then say who it's wrong for. Telling people to walk away is the fastest way to earn trust.
