Glendale

Cheap entry, long drive, and a few streets that are quietly great

Glendale is where the entry price is. I'll be honest that I look here less — it's far from both my sides of the Valley, Tempe and Scottsdale. But the numbers say what they say: it's one of the cheapest places in the metro to buy a detached house, and a few streets near downtown Glendale and the sports district are genuinely good. The rest is cheap partly because it's a long drive from the job centers, and the market knows it.

What will bite you

Before you write an offer, drive the commute at 8am. The price gap versus the East Valley is mostly a time-in-the-car gap, and tenants feel it too.
